Members buy into the company in a cash-for-shares exchange, which financially supports the 

purchasing of premium hunting real estate. Once purchased, the non-silent owners implement land management practices & hunting management practices to improve the quality & value of the property until it comes time to liquidate for profit.

The sole purpose of these endeavors are to have extremely productive hunting opportunities while also making a quality return on investment. Our silent partners are those who just wish to pursue such opportunities on a non-hunting basis for ROI.

REASONING

There's really no reason to NOT buy land, but for the sake of the discussion, we will highlight the reasoning as to why this is a better option than booking an outfitted hunt if you are able to do either financially.

SMALL PICTURE

The short-term or small picture of this is that you'll be hunting Iowa after true monarchs that are 5-1/2 or older AND 170" or larger. Only one owner will hunt the farm per year in bow season. One gun hunter may hunt the farm every other year. This creates an amazing sense of sanctuary for the deer which has both short-term and long-term hunting benefits. Yet, we know the future involves selling the farm for a premium with the sole purpose of using such to buy into a larger farm down the road.

 

This is s safe investment considering we won't pay a premium for a farm. This is where most hunters mess up when buying. They buy too high. The small picture is only relevant until the big picture is acknowledged.

BIG PICTURE

The big picture of this plan is a variety of being able to build a real estate portfolio, which will only setup a nicer, quicker, and easier retirement plan and/or inheritance for the next generation of owners, but also for consistently hunting very big whitetails. Starting at a manageable ownership in a small to medium farm creates an opportunity for growth in time to own very large land masses. The fact that they produce monster whitetails will only add value to the land in due time.

 

So, if we have an opportunity to sell the farm for a big premium, we will do so without hesitation because it will allow for us to grow our holdings into something of large stature in the real estate community. For reference, we could own something like "the neighborhood" ESE of Albia, IA. Big picture. 

1. TALK TO MATT

Setup a time to talk to Matt over the phone to discuss the general plan, current abilities (cash/financing), potential goals, background as hunter, desires as a future owner, etc.

2. WORK NUMBERS

Sit down, work on financial numbers relevant (cash available, timing, financing, potential issues, debt-to-income ratio, ability to make payments, and finalize your approach.

3. SET GOALS

Make a list of hunting goals, review such to make sure such is reasonable. If not reasonable, figure out why, and confirm final list of goals, then prepare to send to Matt if you join in.

4. MAKE DECISION

Call Matt with your final decision on whether or not to join. If joining, you'll send Matt proof of cash value, financing information, and we will begin the process of joining!

5. JOIN GROUP

Review & affirm contract, schedule Zoom call with Matt (and other members) as a "Meet & Greet" to the group (not for individual partnership; just groups) and work on timeline to ownership

6. BUY IN

This is putting the cash into a holding account for the partnership (no individual has sole access) to be used on future purchase of hunting land (earnest, downpayment, closing, etc.)

7. PURCHASE FARM

Go through the buying process with the group as a whole: schedule a showing, take a walk/drive with Matt on farm, submit offer, get financing, close, and take possession.

8. ENJOY THE RIDE

Enjoy being a landowner with a focus on killing on 170"+ whitetails on land that you have part ownership in via the partnership, and be a contributing member to the meetings.
